Hecht Property Management is a licensed full service property management company. Our agents act as a liaison between owner/investors and tenants and are trained to handle every aspect of managing properties including leasing your property, screening prospective tenants and scheduling of maintenance. We will keep you informed of the status of your property, help you maximize your investment income while minimizing your expenses and maintain the occupancy of your property with current market conditions. Assistance in setting rental amount

Evaluation of potential tenants
- Credit check through the Equifax Credit Bureau
- Check criminal history
- When indicated, talk with past landlords and employers to verify rental history, income and job stability
Write a lease on standard lease form designed by NC Bar Association for the NC Realtors Association
Collect Security Deposit
- Maintain in Trust Account as provided by NC Law
- Provide a move-in inspection for tenant outlining condition of home at tenant move-in
- Disburse back to tenant with accounting of any deductions within 30
days from time tenant vacates property as demanded by NC Landlord - Tenant Act
Tenant Interaction
- Assist with utility information and connection
- Monitor monthly rent payments and any notices resulting from late payments
- Arrange repairs as directed by owner
- Supervise move out inspection and any repairs as a result of tenant damages
- Supervise lease compliance
- File small claim proceedings when necessary

Repair arrangements
- Manager always has permission to effect emergency repair
- Competent sub-contractors to effect general repairs
Rules-Owner can outline rules that are not addressed by the lease
